KEY PERFORMANCE AREA : - Management of staff : Compile job descriptions / duty rosters for all General workers and monitor performance thereof Monitor daily execution of duties in order to ensure that all work is done and maintained Training and development of general workers in order to best achieve the strategic objectives in terms of maintenance Ensure that General works do not undertake private business during official working hours Administration : Assist with the compilation of the maintenance budget Monitor expenses versus budget Ensure all records are up to date, accurate and kept secure.
Maintain register of all incidents Maintain register of all repairs undertaken. Ensure sufficient chemicals, building materials, etc.
are available in order for proper maintenance Submit a monthly report to the Trustees for discussion at the Trustee meeting Maintenance (Building) : Conduct daily inspections of all buildings.
Report all losses / defects to the Trustees / Managing agent. Obtain quotations, proposals for any repairs or servicing that needs to be undertaken with regard to the general maintenance of the property for which the BC is responsible.
Identify maintenance concerns with potential long-term implications for the BC and develop plan to deal with appropriately.
Ensure that the office and toilets etc. are cleaned regularly and maintained Ensure that bird mess is cleaned regularly Maintenance (Grounds) : Beautifying of the property by cultivating slips of plants to replant in other areas Ensure the gardens are well irrigated Monitor the functioning of the irrigation system and repair as necessary Ensure that the braai areas are cleaned and maintained Ensure that the parking areas / driveways are swept regularly Maintenance (Swimming pool) : Ensure that grounds surrounding the pool are well maintained Ensure that the equipment and pump is well maintained and functioning properly Ensure that all equipment is stored securely each day Maintain the quality of the water during swimming season Removal and replacement of swimming pool net Maintenance of swimming pool net Other : Conversant with Conduct Rules in order to manage the complex.
Where conduct rules are breached these must be dealt with appropriately. Any areas of concern are to be addressed to the Trustees / Managing agent for appropriate intervention Trustee meetings : Attend all Trustee meetings Ensure that at the end of working hours, the storeroom, refuse room and office doors are locked
