Requirements & Competencies 5 to 7 years property management experience within the Commercial sector.A tertiary qualification preferably associated with Property Management will be advantageousKnowledge of Commercial leasing principles and lease agreementsSound knowledge of financial accounting principlesBasic technical knowledge of buildings e.

  • g., Electrical, plumbing and constructionMust have the ability to attract, develop, measure, and retain competent and committed human resources to enable achievement of business targets and objectivesMust have the ability to organize, lead and control in the work environment to achieve certain business objectivesMust be analyticalMust have ability to communicate effectively at all levelsMust have the ability to accurately give an account of information pertaining to the performance of outputsMust have the ability to analyse exposure to risk and determine how best to handle that exposureSound knowledge of the business environment, the relevant role players within the business and their key responsibilities and outcomes ie;
  • Commercial market indicators Key Performance Areas Budget Management Manage and oversee budget process in line with portfolio strategy and growth objectives.

    People Management Determine human resource requirements and manage a team consisting of Property ManagerFacilities ManagerLeasing ConsultantCredit ControllerProject ManagerDevelop and implement strategic plans with objectives and direct the team accordinglyProvide leadership and guidance to the teamSet clear performance targets for the teamEnsure performance management is done in a consistent way throughout the portfolio KPI Management Benchmark of KPIs against the marketDraft and drive implementation of strategy for the Portfolio.

  • Strategy to deal with initiatives to ensure KPIs of the portfolio are metManage Portfolio Net Income vs BudgetManage property leasing to minimize vacanciesMonitor and manage capital expenditure against the budgetManage arrearsDevelop and implement tenant retention strategy for portfolio Reporting Report on portfolios performance : monthly income statements, vacancy reports, arrears capital projects and interpretation of variancesProduce high-level executive summaryEnsure a high standard of reporting Other Ensure policies and procedures are implemented consistently;
  • Initiate Refurbishment and development opportunities within the portfolioFacilitate property sales and acquisitions as guided by the Asset ManagementEnsure that all buildings comply with all building regulations in conjunction with Facilities ManagementBuild and maintain relationships, with key players in the property industry by utilizing the Client Relations Management (CRM) system.
