Introduction A position has become available for a Property Manager to join our dynamic team, based in Johannesburg. Job Description : Negotiate, source and secure premises for new King Pie franchise stores including lease renewals or new lease arrangements.

As head of department, ensure that budgeted targets for department are met. Duties & Responsibilities Sourcing of new sites : Identify and visit sites Access site plan Identify anchor tenants Conduct viability study Approve site for allocation to suitable franchisee Develop and maintain landlord relationships : Engage with landlords with a view to source a suitable site Develop and maintain relationships with landlords, developers, leasing agents and Centre managers Relocations : Meet with landlord to facilitate relocations as necessary Lease renewals : Work though lease renewals and identify key terms and acceptability Should terms not be acceptable, meet with landlord to resolve Subdivision / Subletting of stores : Engage with landlord to get subdivision and / or subletting approved Department management : Ensure all targets are attained regarding opening of stores and minimizing closures Coach and assist Junior Property Manager to attain his / her targets Travel claims : Complete all travel claims as necessary Projections for new stores : Do projections of anticipated turnovers of new stores Manager Core Competencies Ethics : Behave in a fair and ethical manner and foster high standards of integrity and honesty Accountability : Hold self and others accountable for company policies, procedures, standards and responsibilities Ensure effective controls are developed and maintained to safeguard integrity of organisation and ensure assignments, projects, work orders etc.
